Know what you are buying

There are all sorts of misunderstandings and shenanigans associated with a change of ownership.

Usually if something is fixed (bolted, nailed or cemented in place) it is regarded as part of the property. This can be used. I bought a property where an irrigation pump was on skids which were covered in grass. Assuming that it was on a cement base I thought that it was part of the property. It had been sold at the clearance sale prior. I was left with a cable dangling from the meter box.

Vendors are not the only sharpies. Be alert for the local council and others who will willingly deceive the new owner. A change of ownership is a great time for mischief – increases in fees or rates, extra services etc.

If it is necessary, ensure that it is listed in the contract for sale as part of the fixtures and fittings.

Use a professional conveyancer

Solicitors are good at general law but sometimes lack the experience in the tricksy side of the business.

A conveyancing firm is backed by an in-house solicitor whose primary business is to transfer property and have an experienced team that protect the interests of their client.

Conclusion

When you have chosen land that you like, that feels good and is ideal for your purpose, you will be happy and the universe will smile upon you.

Your happy attitude will attract much good luck and joy. Do not think that this is silly philosophy.

Your mood does affect your thoughts and your thoughts do strongly affect your actions, and your actions directly affect your future. Good choices lead to success.

You cannot make a good choice from a bad mood.
